My dear Mr Stuart.

I am charmed with your letter of the 14th on many accounts, and would have replied at once but the want of a suitable office room has kept me hung up by the "eyelids." - I have made up my mind to embark in the Real Estate business and shall hope in the course of time by steady progress to build up a house of some importance. I am expecting to obtain a good room in the Av (Pa) near Willard during the present week but the Landlord is so peculiar a man that nothing certain can be known until permission is had. The name of our firm will be K & Son. We

will be most happy to form a business connexion with T. L. & Co and would be glad of an early moment to have your views on the subject.
